For many South African modular homes, the best modular home flooring starts with a lightweight, well-designed subfloor system. SPC click flooring is a strong general option where low mass, moisture resistance and replaceability matter. Glue-down LVT is useful where floor height must be kept to a minimum and the substrate can be made exceptionally smooth and stable, while water-resistant laminate is best suited to appropriate dry rooms.

What subfloor does a modular home need?

In a modular home or converted shipping container, the visible floor covering is only the final layer. The full build-up may include steel cross-members or joists, insulation, air and vapour-control layers, a structural deck or subfloor, preparation layers and the final flooring.

That matters because no laminate, SPC or vinyl product can correct excessive structural movement, active moisture, corrosion or an unsuitable deck. Before choosing a finish, the floor structure should be assessed for loads, deflection, moisture, level, movement and the requirements of the exact flooring system.

A suitable modular home subfloor therefore needs to be treated as part of the building system rather than simply as a surface to cover. This is particularly important in a shipping-container conversion, where the condition and history of the existing cargo floor may not be known.

What about the original shipping-container floor?

An existing cargo floor should not automatically be treated as a residential subfloor. Its condition, moisture, fixing, treatment history, possible contamination and the condition of the steel below should be assessed before it is retained or covered.

Where the history is uncertain or the floor is damaged, wet or unsuitable, a controlled replacement using a traceable structural deck may be the more conservative route.

Should you screed over a container floor?

Not as a default solution. Conventional cementitious screed introduces additional mass, construction moisture and floor height. If the steel or panel floor below moves, a brittle topping may crack, curl or debond rather than solve the underlying problem. Any screed or mineral topping should therefore form part of a deliberately engineered build-up.

Water-resistant does not mean the whole room is waterproof. A water-resistant or topically waterproof floor covering does not automatically waterproof joints, penetrations, room perimeters or the subfloor. Bathrooms, showers and other wet areas still require the correct complete waterproofing assembly.

What is the best modular home flooring in South Africa?

For many dry interior spaces, SPC click flooring is a practical starting point because it offers a low-profile floating installation, relatively low mass and replaceability. Glue-down LVT is also strong where minimum build-up height is important and the substrate can be prepared to a very high standard.

Can SPC flooring be used in a shipping container home?

Yes, provided the structural deck is dry, flat, stable and compatible with the exact SPC installation requirements. The original cargo floor should not simply be covered without first assessing its condition, history and suitability.

Can I install flooring over the original shipping container floor?

Only after the existing floor has been assessed for structural condition, moisture, treatment history, contamination risk, corrosion below and finish compatibility. Unknown or damaged legacy floors may need controlled replacement.

Is SPC flooring waterproof enough for a bathroom?

The SPC core may resist water, but the floor covering alone does not make a bathroom waterproof. A compliant wet-area build-up still needs continuous waterproofing, sealed penetrations, suitable falls and approval for the exact flooring system.

Is laminate suitable for a modular home?

Water-resistant laminate can work well in dry bedrooms, living areas and offices when the substrate is stable and dry and the exact product warranty permits the application. It should not be selected as a substitute for wet-area waterproofing.

Should I use screed over a shipping-container floor?

Not as a default levelling method. Screed adds weight, moisture and height and can crack or debond if the lightweight structure below moves. It should only be used where the complete build-up has been deliberately designed for it.
